Our Story
Two Baltimore natives, one shared belief: the best development starts with the neighborhood, not the blueprint. Kristian and Jesse each spent years working in real estate before ever partnering together — Kristian on the engineering and entitlement side of complex mixed-use and multifamily projects across the Mid-Atlantic, Jesse building and managing development projects of his own in the U.S. Virgin Islands. What brought them together was a shared instinct: that Baltimore's historic row homes and underused buildings weren't problems to tear down, but assets worth restoring — and that doing it right meant showing up at the community table before showing up with a permit. VS Development was built around that idea, pairing technical rigor with genuine neighborhood relationships.

Kristian Spannhake, PE, LEED AP
Over two decades of experience in engineering, construction, and development, with a track record delivering mixed-use, multifamily, and senior living projects across the Mid-Atlantic and Northeast. He leads projects through every stage — entitlement, design, construction, and operations. Licensed Professional Engineer (MD) and LEED Accredited Professional, with a Civil Engineering degree from Virginia Tech and an MBA from Loyola University Maryland. District Council Chair for ULI Baltimore, active member of USGBC Maryland, and involved with the Butchers Hill Association.
Jesse Vann
Diverse experience spanning brokerage, development, and construction. Began his career as a real estate agent and broker in Boston. In 2012, founded Vann Development in the U.S. Virgin Islands, overseeing more than $20 million in real estate assets through speculative and custom design-build homes on St. John. Continues to own and operate rental properties across the U.S. Virgin Islands, Baltimore City, Baltimore County, and Howard County. Since returning to Baltimore in 2017, has completed multiple development projects and built a strong pipeline of future opportunities. Holds a Bachelor of Science in Hospitality Management from Champlain College.
